Tenant Information & Fee's

At Spaces, we believe in transparency and ensuring you have a smooth journey during your tenancy. Here, you'll find all the essential details about fees, responsibilities, and guidance for a seamless tenancy experience. Let's embark on this cosmic adventure together!

  • (Payable to Spaces 'the Agent')

    Holding Deposit: An amount equal to one week's rent.

    Deposit: An amount equal to five week's rent.

  • (Payable to the Agent):

    Interest for Late Rent Payment: Late Rent Payments are subject to a £50 admin charge for each late payment. This charge is to be paid in addition to any late rent.

  • During your tenancy, you will be liable to arrange and maintain payments for the following services;

    Utilities: Payments for gas, electricity, water, and sewerage.

    Communications: Payments for telephone and broadband services.

    Cable/Satellite Installation: Costs related to the installation of cable or satellite services.

    Broadband/TV Subscription: Subscription fees for cable or satellite services.

    Television Licence: Your television licence fee.

    Council Tax: Your council tax payments.

Other Potential Payments:

Additional payments may be required to be made. These include charges relating to contract breaches, or under relevant legislation, reasonable costs or losses incurred for loss of keys, security devices, changes to the tenancy agreement, or early termination. These payments will be subject to the permitted limits, as agreed upon by the Landlord prior to the tenancy commencing.

  • Amendment Fee: £50 - This fee may apply if a change is necessary during the tenancy agreement term. Changes could include (but are not limited to) alterations to the tenancy agreement due to personal circumstances or, with the Landlord's consent, a request to leave the tenancy early.

    Renewal Fee: £90 for a 6-month agreement, £120 for a 12-month agreement - This fee becomes applicable when you request to extend the tenancy by another fixed term. It includes all negotiations with the Landlord and the preparation of a new tenancy agreement to reflect the new term.

    Check-Out Fee: A £75 check-out fee, is payable at the end of the tenancy.

    Security Deposit: Before occupying the property, you'll be required to pay a security deposit equivalent to six weeks of rent. The deposit will be held by us, the agent, throughout the tenancy and registered with Deposit Protection Scheme (DPS)

  • Spaces is affiliated with SafeAgent, a scheme that protects client money, and is also a member of The Property Ombudsman, a redress scheme. For more information, you can reach out to us directly.
